Doug and I have been Lakeway residents for almost 20 years. Wherever we go in Lakeway, people stop us to ask how the real estate market is doing. In 2009, I dreaded that question but not today. I’m happy to tell people the Lakeway real estate market is active, healthy and exciting to be a part of. We are seeing glimpses of 2007, with listings selling in a 30 to 90 day time period versus sitting on the market for months. Of the 9 new listings Doug and I took this year, four are already under contract and two have offers that are in process. We recently listed a charming fixer-upper in Lakeway that generated two offers and went under contract before it ever hit the MLS system. I sent out an ePostcard to my agent database on Friday afternoon and generated multiple showings and two offers that weekend.
So what type of properties are generating the most interest? The smaller ranch properties within the Lake Travis Independent School District are our most active listings on the website. We have two listings priced in the $600’s to $700’s and one is under contract and an offer is working on the other one. Lakeview and waterfront homes are always popular in late Spring and early summer. More affordably priced homes in the Lakeway area are also moving well. With the new Lakeway Regional Medical Center about to open, there is a need for more properties in the area in the $200,000 to $300,000 price range. While many people assume Doug and I focus on the luxury market, the truth is we list and sell homes in all price ranges and would love to have a dozen listings in the $200,000 to $300,000 price range in Lakeway.
