Lakeway Real Estate Market

Doug and I have been Lakeway residents for almost 20 years. Wherever we go in Lakeway, people stop us to ask how the real estate market is doing. In 2009, I dreaded that question but not today. I’m happy to tell people the Lakeway real estate market is active, healthy and exciting to be a part of. We are seeing glimpses of 2007, with listings selling in a 30 to 90 day time period versus sitting on the market for months. Of the 9 new listings Doug and I took this year, four are already under contract and two have offers that are in process. We recently listed a charming fixer-upper in Lakeway that generated two offers and went under contract before it ever hit the MLS system. I sent out an ePostcard to my agent database on Friday afternoon and generated multiple showings and two offers that weekend.

So what type of properties are generating the most interest? The smaller ranch properties within the Lake Travis Independent School District are our most active listings on the website. We have two listings priced in the $600’s to $700’s and one is under contract and an offer is working on the other one. Lakeview and waterfront homes are always popular in late Spring and early summer.  More affordably priced homes in the Lakeway area are also moving well. With the new Lakeway Regional Medical Center about to open, there is a need for more properties in the area in the $200,000 to $300,000 price range. While many people assume Doug and I focus on the luxury market, the truth is we list and sell homes in all price ranges and would love to have a dozen listings in the $200,000 to $300,000 price range in Lakeway.

Top Reasons to Love Texas

lake travis houses for saleIt seems that wherever you look around this great state, you’ll find more reasons to lay down roots here.  They say everything is bigger in Texas.  We simply say everything seems a little better here.  When we show newcomers various Texas ranches for sale, they quickly begin to see what we’re talking about!  Of course we love what we do.  Who could possibly be anything but ecstatic to spend days showing Lake Austin homes for sale, or help clients choose their ideal neighborhood?  Here, we’re going to point out some of the top reasons people are flocking to the sprawling state we call home.

Because it’s probably the biggest reason why folks from other states make the move to Texas, we’ll point out the obvious first.  Our economy in Texas is one of the best in the country!  According to AOL jobs, Texas sits at the realm of the top ten states that added the most jobs in the first half of this year; not a small fete.  The article states that job growth between January and June of 2011 was 117,600.  This can be accredited, in part, to the larger population here (everything is bigger, right?); but is also a testament to the opportunity one can find.

Breaking the gains down, it is important to look at the fact that jobs were lost during our national recession.  Between 2008-2010, Texas lost a total of 116,900 jobs.  That being said, smaller states like Nevada and Oregon lost an even greater number.  Looking at this year alone, you can see that the state has gained back every one of the jobs that was lost in previous years and then some.  The AOL jobs article states that there was a net gain of 64,900 public and private sector jobs in June alone.

texas ranches for saleFor those who think that Texas is all about cowboys on horseback, there’s news for you!  Just one look at the city of Austin and the most avid city-lover will be hooked and looking at Texas ranches for sale in no time at all.  We’ll first point out that the state capital is home to the University of Texas, which happens to be the 5th largest university in the U.S. by enrollment.  Austin is a place where one can encounter the random placement of pianos on which to pluck out a tune.  It’s a place where college students enjoy nights out courtesy of the Pub Crawler bicycle transportation service.  It is THE city that has more live music venues per capita than any other city; hence it’s recognition as the live music capital of the world.

We would be remiss if we did not mention the housing market in our great state.  While there may be other states that enjoy lower costs of living, and even a few others that do not tack on personal income tax to residents hard earned money (we’re one of only seven), Texas is a state that continues to offer more than adequate income opportunity across most areas of business.  Looking at Lake Austin homes for sale in comparison to, say, a home in California, there is an enormous difference in what you get for your money.  In Texas, $300,000 could put you and your family into a home with room to grow.  The same amount spent in California would afford you a condo or perhaps a small home far away from the city.

Things to Consider When Shopping for Austin Real Estate

When you are in the market for a new home, you can easily become charmed by a stylish interior and well-maintained landscape.  However, there are many more factors to consider before making such a significant purchase.

Following are some things to think over during your Austin home search:

Is the property really within your budget?

Before you start looking at homes determine how much your budget will permit.  This will save you the disappointment of discovering your dream home only to find out that it exceeds your resources.  You might be able to make your payments now, but what if interest rates or property taxes increase?  It’s important to consider all possibilities when determining what you can afford.

Is the property suitable for your family’s lifestyle?

Do you love to cook and spend most of your time in the kitchen?  Do you enjoy entertaining?  Do you have teenage children that need their own space?  Carefully consider what is important to your family and what type of space will provide the most comfortable setting.

Are the local amenities and schools adequate?

Finding the perfect house in a not-so-perfect location isn’t the right choice.  Spend time in the neighborhood and do some research before signing on the dotted line.  Some things to look for are facilities in the neighborhood, schools & hospitals, shopping centers and other common interest facilities.  Visit the neighborhood at night to determine the noise level and any other patterns of behavior that might be undesirable.

What is the property’s resale potential?

Since most homebuyers expect to buy a bigger and better home in the future, resale value is an important factor in decision-making. The number one rule of home resale value is location. If you purchase a home in a desirable location, odds are that location will remain in favor which attracts a larger pool of home buyers.  Other factors that affect resale value are things such as number of bedrooms and bathrooms, storage space, layout, one level, garage, and home improvements.

Do all the fixtures and fittings presented at the viewing come with the property?

The issue of fixtures and fittings can be contentious, primarily because there is no law that specifies what should be left in the house and what should be removed. Different buyers have different expectations, so it is wise to clarify what will be included with the property in the early stages of the sale proceedings.

Does it make more sense to rent in the area?

One key question is whether it costs more, on average, to rent or own in your area.  The rule of thumb is that if you pay 35 percent less in rent than you would if you own – including the monthly mortgage, property taxes, and any homeowner’s fees – then it’s probably a better idea to continue renting.
